San Diego Building Engineers Association (SDBEA) held their Annual Meeting and Expo at the Town and Country Resort January 21, 2014. Vendors and building engineers filled the room in football themed room including, Shawn Merriman a former player of the San Diego Chargers. During the evening, J&M Keystone, Inc. was recognized as, “Allied Member of the Year” for the second year in a row. The award is to recognize contributions by a sponsor of SDBEA throughout the year. J&M Keystone is honored to be affiliated with such a great association and will always strive to be the best in the industry.
San Diego CBS 8 just recently ran a news story called, “How quickly your holiday can go up in smoke”. The broadcast touched on how quickly a tragedy can strike a home and showed footage of a fire that occurred last year on Christmas Day.
Last year J&M Keystone featured a blog, “Holiday Safety” going over some of the same issues that CBS8 shared. The holidays come around only once a year so it’s important to be reminded of the safety measures you can take to keep your holiday free from tragedy. Keep an eye on all cooking and baking efforts in the kitchen, keep lit candles in a safe location and blow out before leaving and most relevant to the season are the trees we put up for the month of December.
- When purchasing a live tree, check for freshness:
- A fresh tree is green with no browning.
- Needles are hard to pull from branches and when bent between your fingers, needles do not break.
- The trunk bottom of a fresh tree is sticky with resin, and when tapped on the ground, the tree should not lose many needles. If you shake a tree and needles fall off, look for another tree.
- Make sure your tree is immersed in water at all times. It’s important to check it daily for water.
- When setting up a tree at home, place it away from fireplaces and radiators. Because heated rooms dry live trees out rapidly, be sure to keep the stand filled with water. Place the tree out of the way of foot traffic and do not block doorways.
- When purchasing an artificial tree, look for the label “Fire Resistant.” This label doesn’t mean the tree won’t catch fire, but indicates the tree will resist burning and should extinguish quickly.

At the IREM Awards, held at the University Club atop Symphony Towers, J&M Keystone’s very own Barry Garson was presented the IREM Key Award by San Diego IREM Chapter President Colleen Nemeth.
In front of around 200 property managers, IREM recognized Barry for his efforts in organizing a Competitive Edge Workshop and moderating the discussion held over the summer. This particular workshop regarding conflict resolution was a great success not only because the importance of the topic, but because of the input and experience given by the panelists.
The workshop was an interactive panel style discussion that had experts from within management, law offices and more providing specific scenarios when they dealt with difficult tenants both commercial and residential. Discussions centered on workplace communication and how to handle coworker issues or tenant issues that can arise in the day to day. This informative workshop helped bring information to light that some property managers did not know could become issues.
San Diego’s J&M Keystone, Inc. responded to an emergency service call for a flood at the Hampton Inn in the Midway District of San Diego after a major water leak flooded all three floors and prompted an evacuation of the hotel.
The cause of the water leak is unknown, but the damage is extensive. J&M Keystone, upon receiving the call dispatched crews to begin immediate water extraction on the three floors of the hotel. Most of the hotel was affected, and emergency drying services are estimated to take around 5 days not including structural repairs or drywall repairs.
While the building is being dried out, J&M will create and execute plans to get the building back to operational. Security and safety measures have been established to insure everyone near the hotel is safe. Estimators and project managers will be meeting with Hampton Inn’s insurance adjuster to establish a plan of action to move forward.
When unforeseen incidents like flooding occur it’s important to have an emergency service provider on your list to call. The longer you wait to have the necessary attention dedicated the more extensive the damage can be. J&M’s 60 minute response in an instance like this saves time and money.

“We had a major roof failure at our house, with thousands of gallons of water pouring through three rooms, ceilings ruined, walls ruined, water 6 inches deep in 3 rooms – it was a disaster. Our insurance company called J&M Keystone, and these guys were at our house very quickly (maybe an hour or less), with major cleanup equipment. After cleaning up the water, they had to break out the walls and ceilings, all back to the studs to let the wet areas get thoroughly dried out with all the fans and dehumidifiers that they brought. Putting everything back together was also a major job. Our insurance company would have paid for us to go to a hotel during the time of all this work, but my husband was recovering from surgery and he did not want to leave our house (and our dog) during this time, so we stayed in the house, and the J&M staff members were very courteous about working around us. They were very careful with all of our belongings and were super helpful with whatever we needed. One Friday evening we had a problem with some of the plastic draping that the J&M workers placed to keep the dust under control (the dog knocked it down), and the senior man on the team came right over (working late) to put it all back together, all done with a smile. The superintendent on the team was very responsive to all questions, and we were very happy with how it all worked out. It took 6 weeks to finish all the work, with the J&M workers in our house everyday, and now everything looks better than before the flood. Our insurance company (USAA) called this company in, and we’re very happy with the final result. I hope we don’t need their services again, but if we do, I would be happy to call them in again.”

J&M Keystone has the pleasure of working with many property management companies in our line of business. Emergency Services, in addition to our regular services are an integral part of property management. A property manager has to be ready at a moment’s notice to have a crew out and correct a situation at one of their buildings.
Sara Solomon of Cassidy Turley San Diego, a leading commercial real estate services company, has been in Real Estate Services for almost 14 years. She has worked for SENTRE Partners and Colliers International. With Solomon’s years of experience she has gained firsthand knowledge of what it takes to be a proficient property manager. In a conversation with Sara, she said multi-tasking, customer service and problem solving is important in aiding tenants. Solomon knows that in addition to these attributes a property manager also needs a great Emergency Service team on hand and on call for emergencies that arise.
“A great Emergency Service company like J&M Keystone is responsive; they understand the relationship of tenants and property managers. There needs to be a lot of communication from the superintendent throughout the job and great follow through,” Solomon advised.
J&M Keystone was called to one of Solomon’s properties where a water line of the cooling tower flooded a three story building. The leak impacted all three floors to varying degrees requiring water extraction and the setup of drying equipment. J&M is available 24 hours a day, seven days a week and was out to Solomon’s property to assess damage within an hour of the initial call.
After water extraction was complete on all three floors, drying equipment was set up through the building to expedite the drying process. The J&M superintendent kept Solomon and her associates at Cassidy Turley informed via email of each step in the process.
“Three quarters of the way through a tenant improvement there was a flood. Due to the timely response by J&M, the tenant improvement job stayed on schedule and didn’t cost the owner any more money due to delays,” she explained. “A business relationship is built on trust, reliability, and so forth. I have that with J&M.”
